Here's some of what January brought us. What an Awesome start to the new year!
Our office is filled with BUYER'S, BUYER'S, BUYER'S! We have been inundated with the best people seeking to learn about and make TMV their home (away from home). Please check the listing page to keep up with what's available. Our friends down the road (at the VERY NICE and VERY EXPENSIVE lot lease park) seem to be having turmoil (this is according to a number of shoppers coming to our office, including some of their own residents, who are checking out TMV!). Crippling Lot Rents explain why so many of their homes are up for sale. Their web-site reports lot rent's ranging from almost $700 to over $1200 per month! No wonder our office is so busy and their people are seeking us out. It's hard to rationalize paying a lot of money for a mobile home, and even more money every month for lot rent, when that relationship further depreciates the homes value each time the lot rent is raised. In fact - the math works out to show that a Resident living in a high lot rent park could simply not renew their lease, contract with us to move their home to TMV, buy and own Real Property (their lot), for a LOWER monthly payment then what they currently pay now for Lot Rent! Think about this... What is lot rent? Lot Rent is paying for the privilege to use someone else's real property to the exclusion of others. Think of it like a "tax," or "adjustable rate mortgage payment" that will never, ever, go away. That payment is guaranteed to go up, up, up every year (it has to, the Park's expenses will go up every year due to expense inflation). Being around this business for over 20 years, and owning both Land Lease and "Fee simple" parks as a businessman, I know for fact that a Lot Lease Park all but guarantees the land owner will end up with most of the "Home Owners" (Resident's) hard earned Home equity. Buyer's are smart. Shoppers today know that X dollars a month (mortgage payment or lot lease) affords them Y (purchase price and ongoing expenses of home ownership). When Lot Rent takes up most of X - the "homeowner" get's little of Y. So, why is TMV different? Well, to be honest, there is truly no comparison. For those who can justify spending close to $10,000 a year in lot rent, you will enjoy a very nice gated front entrance and an AWESOME amenity package. However, with Social Security payments stagnate, with the stock market deck of cards ready to fall off a cliff, this type of arrangement is not very affordable or a smart financial decision for most retirees! Every year TMV keeps getting better and better, and our Residents are benefiting with higher home values and nicer and nicer amenities. When I invested in TMV - it was a mess! Now, I tell people it's half way to AWESOME! Right now, for about the same acquisition price as some of these crazy expensive lot lease communities, you get DEEDED REAL PROPERTY and access to the same waterfront (and a similar lifestyle) for only $115 per month! That is literally 80% less expensive. Or, think of it this way. You'll have an extra $6,000 to $10,000 a year left over to go on the trip of a lifetime, visit the kids and grand babies, or buy yourself a nice new car every three years. THEN, when even more Baby Boomers really start moving down in ernest, for winter and retirement, YOUR home and YOUR land have the BEST chance to appreciate like any other home owner in FL. Best part, YOUR family benefits - not the Park! That's SMART money. That's the win, win formula of TMV. So come on down, look at our beautiful waterfront, check out our 55x110 lot sites, look at some homes (and meet our PEOPLE!). Come see TMV FOR YOURSELF! ONTO Social and Community NEWS: A hearty welcome and congratulations to Tom Annunziata who was recently put in charge of the TMV Resident Association with his awesome, hard working, and really fun Social Committee! Tom is your "go to" guy! I've met with Tom and I can tell you, he brings a smart mind, and years of positive RV community living experience to you from his other home "up north." I am confident you will love the many wonderful events Tom and his committee's have planned for YOU. A special thank you, to the wonderful Residents who host the Bocci games at "Gautheir's Courts". A recent TMVRA Newsletter reads, "Shuffle board is held on Tuesday's and also open to all. The new community Bocci court has been finished to accommodate even more of our community. The games are held on Sunday's and Thursday's, open to all. Come down and meet your neighbors. They are really great people. (Also), Don, Eva and Larry took it upon them-selves to refurbish the horse shoe courts and they look amazing. (Horse Shoe) Games are on Friday at 10am. Larry and Eva (recently) painted the Bocci balls to start off our season. Many of our players take the time and effort to maintain the Bocci courts by rolling and grading. Come and join us.
